This manual gives you the exact prompts to research, build, and launch authority-based real estate websites using AI — specifically Perplexity for deep research, Gamma for visual assets and pitch decks, Claude for strategy, and Lovable for building the actual website.

The goal is simple: move from "I'm an agent" to "I am the local expert." These prompts are the engine behind that shift.

The Core Principle: Get it out of your head and into a Google Doc. That doc becomes your Lovable prompt. It doesn’t have to be perfect — it just has to exist.

The Pre-Work Checklist (Before You Touch Any AI Tool)

Complete this checklist before opening Perplexity, Gamma, or Lovable. Skipping this step burns credits and time.

PRO-TIP: Build your framework and Google Doc first, or brainstorm using Claude — otherwise you’re going to burn through your Lovable credits before you launch.

Perplexity Prompts — City & Neighborhood Research

Perplexity is your deep-research engine. It pulls real data with citations. Use it to build the authority content that 99.9% of agents skip. The secret: feed it a master doc and let it research all cities at once.

Prompt 1 — Master City Research (Batch All Cities at Once)

Create a list of your cities, then paste this prompt into Perplexity:

Perplexity Prompt I am a real estate agent in [YOUR METRO AREA]. I need comprehensive, data-backed research for each of the following cities/neighborhoods I serve: [City 1], [City 2], [City 3], [City 4], [City 5] For EACH city, research and provide: 1. POPULATION & GROWTH STATS - Current estimated population - Year-over-year growth rate - Population trend (growing, stable, declining) 2. Prompt 2 — Single City Deep-Dive

Use this for your primary market where you need the most authority depth:

Prompt 3 — Rent vs. Own Calculator Research

Perplexity Prompt I need current data to build a "Rent vs. Own" comparison page for [CITY/MARKET AREA]. Once Perplexity gives you the data, Gamma turns it into beautiful, shareable documents. Use Gamma to create lead magnets, city guides, buyer/seller presentations, and SOPs. These become the free downloads that move browsers into your world.

Lovable builds your website from your braindump. The better the braindump, the better the site. Don’t go to Lovable until your Google Doc is ready.
